STRUCTURE

RCC framed structure designed for earthquake resistance. External wall will be laterite or Brick 23 cm thick & internal walls will be single bricks walls.

PLASTER

All the internal walls will be plastered with single coat with White cement putty or Gypsum finish & externally plastered with two coats of waterproof plaster.

ELECTRICAL

All the wiring will be with finolex or equivalent copper wiring. Switches will be modular switches, of Legrand make or equivalent. There will be Washing Machine, Dishwasher and Inverter provisions done for each flat. AC points will be given in all bedroom and Living Room. Each bedroom will have two-way switch for One Light and One Fan point. All bedrooms will have TV and Internet provision. 2 no’s 5amps points will be given in each bedroom. All bathrooms will have One 5amps point and 2 light points.

PLUMBING

All internal plumbing will be done by CPVC or white PVC plumbing & external plumbing will be done by blue treaded or white PVC. The entire Sanitary and CP fitting, will be of KOHLER, ROCA or equivalent.

PAINTING

All the walls internally will have Premium emulsion Paint of required shades. The ceiling will be white emulsion. External walls will be painted with waterproof paint with warranty of 7 years minimum.

FLOORING

Living /dining will have vitrified flooring of 1.20m x 1.20m size of Johnsons or equivalent. The rest of the area will have Vitrified of 80cm x 80cm TILES. The toilet floor will have antiskid flooring & the toilet wall tiles will have designer tiles of 4’ x 2’ of Johnson or equivalent. Kitchen will have granite top with tiles above platform up to a height of 60 cm from the platform. The tiles will be as per the DEVELOPER choice.

DOORS & WINDOWS

Windows will have Aluminum sliding in euro series with toughened glass.  Main door will be fully teakwood frame and paneled teakwood shutter and internal doors will be teakwood frame with marine flush doors of 35mm thick with mortise locks and main door will have night latch with fittings.

KITCHEN

Kitchen will have a black granite counter with a single bowl stainless steel sink. It will have a sink cock with cold Municipal water provision. There will be 3 nos. 5Amps & 1 no. 15 Amps provision above the kitchen platform. In addition, there will be electrical provision for Chimney and Water purifier and Dishwasher and Washing Machine.

GENERAL
  • Health club/Gym and Swimming Pool to be provided.
  • Generator for lift and common Areas.
  • Transformer will be provided separately for Residential complex with required load.
  • Parking will be in the Basement
  • Rainwater Harvesting will be done.
