Specifications
RCC framed structure designed for earthquake resistance. External wall will be laterite or equivalent 20cm wall and internal will be single brick walls.
All the walls will be plastered with single coat with white cement putty & externally with two coats of waterproofing plaster.
All internal plumbing will be done by CPVC or white PVC plumbing & external plumbing will be done by blue treaded or white PVC.
The W.C. flushing will be done with the well water. The entire CP fitting will be of Kohler or equivalent
All the walls internally will have premium emulsion of required shades. The ceiling will be Acrylic emulsion white color. External walls will be painted with weather shield or equivalent with 5 years warranty.
All the wiring will be with Finolex or equivalent copper wiring. Switches will be modular switches of Legrand or equivalent brand. Each room will
have two light point & one 5 AMP and one fan point. TV and telephone points will be provided in Bedrooms and Living room. All the premises will have three phase electrical connection and required load.
Entrance lobby and all lobbies in front of the elevators in tiles.
Vitrified flooring 1m x 1m in Living room, Bedrooms will have 2 ft x 2 ft Vitrified Tiles. Anti-Skid tiles 2 ft x 2 ft for attached terraces and balcony and
service. Anti-Skid 2 ft x 2 ft Ceramic/ vitrified tiles for bathroom.
Door will have wooden frames with flush doors and main door will be fully teakwood frame and paneled teakwood shutter.
Windows will be Aluminum power coated and sliding window of 35mm series.
Kitchen will have a black granite counter with a single bowl stainless steel sink. It will have a sink cock with cold municipal water provision.
There will be 3 nos. 5 AMPs and 2 nos. 15 AMPs provision above the kitchen platform.
PWD water supply with overhead water tanks & sump tanks.
All branded sanitary ware fitting.
Lift of Schindler / Otis / Mitsubishi / Kone/ Johnson or equivalent make will be provided as shown in the floor plans.
PARKING
One car park allotted for each flat.

Amenities like club house, community hall and society office will be provided.
MAINTENANCE OF COMMON AREAS
5-year Maintenance from the date of occupancy will be done by the Developer at nominal cost.
